What is IDX® ?

• The commonly used term for NAR's mandated Broker Reciprocity program.

• The next stage in the evolution of MLS as the primary means of enhancing cooperation between REALTORS® to facilitate the purchase and sale of real property.

• The system by which Brokers give each other permission to display their listings on each other's websites. Brokers who participate in the program (called Broker Reciprocity® Subscribers or BRSs')" can display all of each other's active MLS listings on their firm's public/Internet website.

Why Would I Want to Display Other Broker's Listings on My Website?

• The purpose of Broker Reciprocity is to empower REALTORS® to deal with the current and future Internet real estate consumer.

• The displaying of all the active MLS listings on the brokerage's website positions the REALTOR® to remain integral and central to the Internet real estate process.

• The number of listings in the reciprocal database and the additional available fields can easily reach and/or exceed the number on other third party vendor sites.

Do I Need a Web Site ?

• To take maximum advantage of the program, you will want one.

How Do I get my listings into IDX?

• You don't need to do anything. As a Designated Broker/Participant in the Suncoast MLS, your listings are automatically included in the IDX program. There is no charge to include your listings.

• The consent of each Designated Broker/Participant to permit display of their listings is assumed. However, if you don't want to participate, you must fill out the appropriate ("Opt Out" Declaration) form supplied by the MLS.

How do I get a raw IDX Data Feed?

Annual Fee per IDX single broker agreement $ 600

Annual Fee per 3-4 broker aggregated franchise agreement $1,500

Annual Fee per 5 or more broker aggregated franchise agreement $2,500
